The Greater Palm Springs market posted an average sold price of $946,118 in February 2026 — a 3.25% year-over-year gain. Average days on market ticked up from roughly 63 to 71 days, and active inventory is projected to climb as much as 10% through 2026.

For the $800K–$3M buyer: you finally have choice again. For the seller: pricing precision and presentation matter more than they have in years. The days of listing a home on Monday and fielding four offers by Friday are behind us, but well-prepared homes in the right golf communities are still trading briskly — and for strong numbers.

PGA West remains the workhorse of the valley's golf community market. As of March 2026, the median home price sits at roughly $1.18M with an average sale price near $1.54M — a healthy 5% bump over the prior 12 months, and condos are up about 11%. With roughly 68 houses and 41 condos actively listed, buyers have genuine selection across the Stadium, Nicklaus Tournament, and Greg Norman courses. For a buyer who wants Pete Dye's brand of fairway drama and a clubhouse scene that actually feels alive in February, PGA West continues to deliver exceptional value in the $900K–$2.5M range.

Toscana Country Club in Indian Wells continues to punch above its weight for buyers who want Jack Nicklaus Signature golf paired with Tuscan-inspired architecture and a true club experience. Homes in the $1.5M–$3M bracket here are spending more time on market than they did 18 months ago, which means motivated sellers and room to negotiate — a window that historically closes quickly once peak season returns in November.

The Madison Club and The Hideaway in La Quinta remain tightly held, with limited inventory and buyers who tend to be relationship-driven. When listings do come available in the sub-$3M range, they move. If you are a seller here, the spring lull is actually a strategic launch window — serious buyers are still looking, and competition from new listings is thinner.

Indian Ridge continues to be one of the best-kept secrets for the $800K–$1.5M golf buyer. Bighorn Golf Club remains the valley's architectural showcase. Homes carved into the Santa Rosa foothills with Tom Fazio fairways below and 200-mile view corridors — these are generational properties. In the sub-$3M segment, inventory is limited, but the occasional remodeled original or smaller villa represents a rare entry point into one of the most exclusive addresses in the desert.

One of the most enjoyable trends of this spring is how clearly design is driving purchase decisions. Buyers in the $1M–$3M range are no longer checking boxes — they are falling in love with homes. And the homes winning their hearts are design-forward.

Mid-century modern remains the valley's signature language, and well-kept originals by Donald Wexler, Albert Frey, William Krisel, and E. Stewart Williams continue to command premiums in Old Las Palmas, Movie Colony, and Vista Las Palmas neighborhoods of Palm Springs. My advice: tour in person, pay attention to HOA and club financial health, and do not overlook homes that have been listed for 60+ days. Some of the best opportunities of the season are quietly sitting, waiting for the right buyer to recognize them.

Pricing discipline is everything right now. The listings that are selling are priced correctly on day one, staged to show off architecture and views, and marketed with professional photography, drone, and twilight imagery. Overpricing in the $800K–$3M range — even by 5% — is adding weeks to market and often resulting in price reductions that hurt the final number. Well-prepared homes in sought-after golf communities are still selling close to ask, and serious buyers are still writing serious offers.
