The homes belong to a homeowners association. The golf course, the racquet center, and the memberships are run by the resort. The club's membership page, read October 7, 2026, says its annual golf membership has "zero initiation fees." What the page does not publish is the dues.

Rancho Mirage, ZIP 92270, on Bob Hope Drive. The street number depends on whose page you read. The club website uses 42000 Bob Hope Drive. Omni gives the resort's address as 41000. The club's June 2021 scorecard reverses the two, and the HOA's website uses 42001. The club's main line is 760.862.4551.
Who owns and runs the club?
Omni Hotels & Resorts runs it. Omni's July 1, 2013 announcement says it closed on the purchase of Rancho Las Palmas Resort & Spa from KSL Capital Partners and would "assume the ownership and management" of the resort. That release lists the 27-hole Ted Robinson course among the resort's features. The club website brands itself Omni Rancho Las Palmas CC, and Omni's own site lists the resort today. I found no public record of a later sale.
The homes are a separate layer. The Rancho Las Palmas HOA runs its own website, with architectural, budget and finance, landscape, pool, and security committees. Several sale cards name Desert Resort Management, an Associa company, as manager. A 2020 HOA notice to homeowners, guests, and renters says the course "is for the use of Omni Golf Members and those who have scheduled tee times." Owning on a fairway here does not put you on the tee sheet.
Is it 27 holes, or 18 and an express course?
The sources disagree, and I would not print either number until the club confirms it in writing. Omni's golf pages describe 27 holes in three nines, North, South, and West. The club's scorecard, dated June 2021, prints all three nines with the credit "Course Design by Ted Robinson, Sr." and "Est. 1977." The club's own website, read October 7, 2026, describes something different: "an 18 hole resort course" with "a 6 hole express course." Both mention six lakes and Robinson bunkering. Neither explains a change. Ask the golf shop which holes are in play and which your category covers.
The racquet count is firmer. The club's tennis page lists 20 tennis courts and 20 pickleball courts. Omni's membership page still says 18 courts. I go by the club's page.
Rancho Las Palmas membership: what it costs and how it works
"Country club" in the name suggests the club comes with the condo. The golf does not.
The club's membership page, read October 7, 2026, lists these categories:
- Signature Golf Membership. Annual, with "zero initiation fees, low annual dues," unlimited golf, tennis and pickleball privileges, and a private club pool.
- Seasonal Golf Membership. "Join for as short as one month at a time," with a choice of unrestricted or discounted time-restricted play.
- Signature Tennis & Pickleball Membership. Court access, match arrangements seven days a week, and food, beverage, and shop discounts.
- Proprietary Membership. Offered to residents, with discounts at club and resort outlets, the spa, and room rates, plus member pricing for some club events.
Now the cost. The initiation side is clear: the club's membership page and Omni's membership page both say the annual golf membership has zero initiation fees. The dues are not published. No club page or club document I could find prints a current dues figure for any category. Fee tables from earlier seasons still circulate on agent websites. They are dated and not from the club, so I won't repeat them. Call the Country Club Director at 760.862.4542 and get the current schedule in writing, by category, for the season you plan to join.
Is membership tied to the home? Golf is not. The HOA notice says "Proprietary dues do NOT entitle you to use of the course, even after hours," and Omni's golf page says you must be a guest or member of the resort to play. The Proprietary Membership is less clear. The club's page addresses "Proprietary Member Omni Rancho Las Palmas Country Club residents," which reads as if residents hold it by default. In the sale file below, most cards list a second, smaller monthly charge next to the HOA fee, and the latest card to name it calls it "Omni Hotel HOA." I could not find a public document that connects that charge to the Proprietary Membership or says whether it is mandatory. Put both questions on your list for the resale package.
What have condos at Rancho Las Palmas actually closed for?
These are closed sales from one FlexMLS file, not a valuation. Status closed, city Rancho Mirage, subdivision exactly "Rancho Las Palmas Country Club": 176 closings from September 22, 2021 through September 14, 2026. Prices run from $365,000 to $960,000. The median is $573,500.
This is a condominium market. 173 cards are coded condominium, two single-family residence, and one townhouse. The floor, $365,000, closed June 11, 2026, so it is recent, not a 2021 holdover. It is a 1977 condominium, and its remarks call it a condo. The top, $960,000, closed April 1, 2024, is also a condominium, a remodeled plan whose remarks describe an added bath and wide Santa Rosa Mountain views. Year built in the file runs from 1969 to 1978.
Four cards need a second look. A single-family card that closed May 27, 2025, at $585,000 is flagged attached and calls itself a condo. The townhouse card, $420,000 on October 7, 2021, also calls itself a condo. The other single-family card, $730,000 on April 15, 2022, is coded detached, and its remarks say the homes on that street are "separate single family residences, not attached." Detached homes exist here, but rarely. And a 1969 card describes one of twelve residences in a "Desert Air section" by the resort. Its subdivision field says Rancho Las Palmas, so it stays in the count, but ask which association governs it.
How is Rancho Las Palmas different from Sunrise and The Springs?
All three are Rancho Mirage condominium clubs with different owners. At Sunrise Country Club, homeowners bought the club, and the equity travels with the house. At The Springs Country Club, homeowners own the club through their association. At Rancho Las Palmas, the course and the memberships sit with a hotel operator, and the HOA governs the homes.
That can work in a buyer's favor: no initiation on the annual golf card and a resort next door. It also means a company, not the homeowners, decides the club's future. In February 2026, KESQ reported that the City of Rancho Mirage issued a stop-work order after heavy equipment, fencing, and piping arrived at the resort without permits. Omni said no construction had begun and gave no timeline to resume. If you are buying near the resort side, ask what is planned.
