Sunrise Country Club Rancho Mirage 2026: Buyer’s Guide to Bone’s First Condo Club (Ted Robinson, Equity with the House)

Sunrise Country Club sits at 71-601 Country Club Drive in Rancho Mirage on a 135-acre former date plantation next to Thunderbird. It is Bill Bone’s first Coachella Valley country-club experiment: land bought in 1971, construction in 1974, 746 condominiums built four to a building around a Ted Robinson executive eighteen, par 64, with four small lakes. The residential file is a condo club. The deed story that still matters is that homeowners bought the clubhouse and course in 1981 and have run it as two corporations with separate boards ever since.

This is the 2026 buyer’s guide to Sunrise: Bone’s prototype, Robinson’s short course, equity that travels with the house, and golf as a separate annual election. For the community overview, start with our Sunrise Country Club developments page. Light corridor companions stay on their own files: the Thunderbird Country Club Rancho Mirage 2026 buyer’s guide, the Morningside Country Club Rancho Mirage 2026 buyer’s guide, the Desert Island Country Club Rancho Mirage 2026 buyer’s guide, and the Tamarisk Country Club Rancho Mirage 2026 buyer’s guide. Those posts cover founding chronology, Nicklaus Signature, Muirhead-on-the-lake, and Tamarisk’s second-club role. This post stays on Bone’s condo club and the two-board deed.

What makes Sunrise different from Thunderbird and the Sinatra corridor clubs?

Geography is the first cut. Sunrise occupies a Santa Rosa cove beside Thunderbird, more sheltered from east-valley wind than clubs farther out. Highway 111, neighboring Thunderbird Country Club, and Palm Springs International Airport are the practical pins. The culture Developments still describes is unpretentious and tournament-heavy on the courts. That is a different temperature from BIGHORN or Ironwood up the Palm Desert hill, and it is why Sunrise still reads as a condo club rather than a custom-estate address.

Legal model is the second cut. Thunderbird is the neighbor with its own founding file. Desert Island is Muirhead on a lake with towers. Morningside is Nicklaus Signature with membership typically separate from the deed. Tamarisk is the valley’s second club with its own equity story. Sunrise is Bone condominiums where purchase makes you an equity member and golf is a separate annual election. Those are different files. Do not blend them in a CMA.

How did homeowners end up owning the club?

Bone kept the clubhouse, golf course, and common facilities for nine years after the condos went up. By the late 1970s the inventory was nearly sold out, priced for Southern California weekend houses and for snowbirds from Canada and the Pacific Northwest. In 1981 he agreed to sell the club assets to California Golf and Tennis Company for $1,492,000. Then he gave the homeowners a short window to match: $746,000 down, monthly payments of $16,595 for five years, down-payment check due October 30, escrow by November 13. A homeowner committee formed a corporation, solicited $4,500 per household, and closed.

Sunrise has operated ever since as two entities under one general manager: the Sunrise Country Club Homeowners Association, Inc., and the Sunrise Country Club of Rancho Mirage, Inc. Separate bylaws, separate boards. Bone went on to build Rancho Las Palmas, Monterey, Palm Valley, The Lakes, Indian Ridge, and Toscana. Sunrise remains the prototype, member-owned because the owners refused to let a for-profit chain take the clubhouse.

What are the eight plans, and does buying include golf?

The eight original plans still organize the inventory: Majorca, Cabrillo, Granada, Barcelona, La Paz, Seville, Cordova, and Madrid, from a one-bedroom courtyard unit to a 2,000-square-foot three-bedroom with wet bar and fireplace. Official club plan PDFs are archived for Stanton Williams Group research and are not attached to Luxury Presence Files on the developments page pending rebrand. Confirm the plan name and any remodel in disclosures.

Purchase makes you an equity member. The club states that no additional initiation fee applies. Court sports (tennis, pickleball, bocce), the fitness center, and the driving range come with equity membership. Annual golf membership is a separate election at a published club rate. HOA assessments vary by floor plan and change; verify the current assessment sheet with the association rather than a copied table. An activities center was added in 2000. Solar and desert landscaping have been added since. Initiation, dues, and HOA dollars are not reprinted here.

What sold price range is verified for Sunrise Country Club in 2026?

Verified FlexMLS closed sales on the Sunrise Country Club subdivision over roughly five years (September 16, 2021, through August 24, 2026, 215 sales) spanned $170,000 to $2,700,000, matching the Developments page price range, with a median of $520,000. In this export, Book Section is mostly Condominium (212) with three Single Family Residence rows, all in Rancho Mirage. That is a sold band for the MLS subdivision label, not a forecast for any address, and not a valuation of any property. Walk the specific plan, association packet, equity status, and whether golf is part of the brief before you underwrite.

How should 2026 buyers underwrite a Sunrise purchase?

Start with the residential file: plan name, remodel history, association packet, and the two-board structure (HOA Inc. versus Country Club Inc.). Then decide whether Robinson’s executive golf is part of the brief, and confirm the annual golf election separately from the equity that comes with purchase. Keep the city line clean: Rancho Mirage, ZIP 92270 on the club address 71-601 Country Club Drive.

Compare Sunrise to Thunderbird when the brief is the shared cove but a different product. Compare to Morningside when the brief is guard-gated Nicklaus Signature with membership off the deed. Compare to Desert Island when the brief is Muirhead lake living and towers. Compare to Tamarisk when the brief is another mid-valley equity club with a different founding chronology. Name the file first. For city context, see our Rancho Mirage neighborhood page and Rancho Mirage homes for sale.
