Vista Las Palmas is the North Palm Springs tract where the Alexander Construction Company, with Joseph C. Dunas as partner, turned William Krisel's desert modern drawings into a neighborhood you can still read from the street. Palmer and Krisel supplied the butterfly, gable, and flat roofs that became the international postcard of Palm Springs. Charles Du Bois supplied a small alternate series: steep A-frame entry gables that real estate later nicknamed Swiss Miss. The period name was Alohaus. Historians of Du Bois's work are blunt that nothing about the model is Swiss. The reference is Polynesian, part of the same postwar Tiki current that ran through Southern California. About fifteen of those Du Bois houses stand in the tract. The rest of Vista Las Palmas is Krisel.
Construction ran from the late 1950s into the 1960s, with later infill. George and Robert Alexander were the builders. Dunas was an equal partner, a credit that listing copy often drops. Krisel had already filled the streets with post-and-beam houses, clerestory glass, and indoor-outdoor plans when Dunas asked for something that would stand apart from the butterfly roof. Krisel declined that brief. Du Bois took it. The result is a neighborhood of repeated tract DNA with a handful of gabled exceptions, which is why collectors walk these blocks during Modernism Week and why a remodel that erases the roof profile is a different product than a restoration. Ownership does not include a private golf membership. Old Las Palmas is the older estate district to the south. Movie Colony sits east of Palm Canyon Drive. Vista Las Palmas is the coherent Alexander tract.
Archival Alexander plan numbers exist in midcentury literature. Those drawings are not attached as Luxury Presence Files on this page. Modern interiors vary widely from original footprints. Some houses have been opened, second-storied, or re-skinned. Others keep the original volume, the original breeze-block, and the original relationship to the San Jacinto wall. Verify permits, setbacks, and whether any historic nomination applies. Celebrity occupancy (Marilyn Monroe, Dean Martin, and others appear in secondary accounts) should be treated as marketing until title supports it. Las Palmas Summit, immediately adjacent on Los Robles Drive with Capistrano and Friar courts, is a small Du Bois and Dunas pocket, not the same tract map.
You are buying a roof language, a street, and a renovation history. You are not buying a club. Downtown is close. Highway 111 is close. The architectural tourism is real, which is both a value support and a privacy fact on Modernism Week. Compare three houses on the same block before you decide the neighborhood has a single floor plan. A butterfly roof that still reads as Krisel is a different asset than a Du Bois gable, and both are different from a two-story replacement behind an Alexander street name.
