Thunderbird Heights is the hillside, not the fairway. The guard-gated enclave rises above Highway 111 in Rancho Mirage, across from Thunderbird Country Club and legally distinct from it. The Los Angeles Times, in a 2019 neighborhood spotlight, traced the land to an onion field that investors, including Bob Hope and Desi Arnaz, eyed in 1950 while they were turning Frank Bogert's Thunderbird Ranch into the valley's first 18-hole course. The club took the flat ground. The Heights took the slope. That split still governs how you buy: one product is a golf-front lot inside the club story, the other is a custom house on a hill with its own association.
Bing Crosby sold a golf-course lot in 1952 and bought the first house in what became Thunderbird Heights, living there with Dixie Lee and later with his sons after her death. A pedestrian tunnel under Highway 111 still connects Heights streets to the country club campus. That tunnel is geography, not membership. Ownership in the Heights does not put you on Thunderbird's roster. Some residents apply to the club. Some do not. Confirm the current relationship, guest rules, and any historic easements for the specific address rather than assuming the 1950s story still writes the bylaws.
Inventory is custom. Midcentury houses from the late 1950s and 1960s sit beside 1970s estates and later desert contemporary rebuilds. Howard Lapham, who also remodeled the Thunderbird clubhouse in 1961, designed houses on the hill, including the Hyatt von Dehn Residence (1960) and the Cook House, Ichpa Mayapan, in 1970. Architectural Digest published several of those Lapham interiors. Lots are larger than typical valley fairway parcels. View corridors, hillside engineering, drainage, and remodel permits are the due-diligence list. There is no public developer floor-plan catalog. Celebrity marketing around the wider Thunderbird name is easy to over-assign. Stick to documented addresses: Crosby on the Heights; Lucille Ball and Desi Arnaz on the club fairways; Gerald and Betty Ford later at Thunderbird Country Club. If a listing claims a famous owner, ask for the chain of title.
Thunderbird Country Club, Thunderbird Heights, Thunderbird Cove, and the other Thunderbird-labeled pods are different products. This page is the hillside residential enclave. The club has its own Developments page. HOA, gate, and architectural rules follow the Heights association, not the golf membership office. Sunnylands, Country Club Drive, and the Highway 111 restaurant corridor sit below the slope. Palm Springs International Airport is a short drive north. Buyers who want a house and a club membership should underwrite both, in that order. Rancho Mirage hillside product also includes Mirada and other ridge enclaves; Heights is the one tied, historically and physically, to Thunderbird Country Club without being the club.
Buy the view and the architecture. Underwrite the hill and the paperwork. Do not buy a country-club story that the deed does not contain.
