Old Las Palmas is where Palm Springs residential real estate starts on a map. The Old Las Palmas Neighborhood Organization dates the streets to the mid-1920s, when Prescott Stevens acquired a citrus grove and New York builder Alvah Hicks, with his son Harold, began to subdivide it. The curvilinear layout was inspired by Frederick Law Olmsted. Hicks had relocated from New York in 1912, homesteaded north of town the next year, and by the 1920s controlled both water and building materials. He put up houses, sold them, built Our Lady of Solitude Church in California Mission style, and built Villa Theresa across the street for his own family. The neighborhood organization counts about 290 homes, plus apartments, condos, two churches, and a synagogue, with later boundary expansions that take in O'Donnell Golf Course and the Palm Springs Art Museum.
The first architectural language is Spanish Colonial Revival: stucco, tile, courtyards, and walls that keep the street quiet. Ranch and Modern Ranch houses arrived next, including prewar examples in the Las Palmas Estates tract. After the war, midcentury modern work by architects who defined the city, among them E. Stewart Williams, Donald Wexler, A. Quincy Jones, William Cody, and Buff and Hensman, took lots inside the same palm canopy. A 1930s Spanish house can sit next to a 1950s glass pavilion. That mix is the point, not a defect. Historic designation, guest houses, and view corridors toward Dry Falls Canyon and the San Jacinto wall vary lot by lot. There is no public developer floor-plan catalog. Permit history and any Class 1 historic status belong in the file before you price a remodel.
The neighborhood organization claims the largest number of celebrity homes in Palm Springs and publishes a long roster: Dinah Shore, Liberace, Lucille Ball and Desi Arnaz, Elizabeth Taylor and Mike Todd, Kirk Douglas, Jack Warner, Samuel Goldwyn, Gene Autry, Leonardo DiCaprio, Goldie Hawn and Kurt Russell, Lily Tomlin, and others. Treat marketing claims as a starting point. Wexler designed a 1964 house for Dinah Shore that later became associated with DiCaprio; confirm current ownership through title, not tour-bus copy. No club membership is required to own here. Privacy walls and mature landscaping do the work that a gate does in a golf development.
Downtown Palm Canyon Drive is a walk, not a drive. Movie Colony sits east across the commercial strip. Vista Las Palmas sits as a later Alexander tract with a different roof language. Old Las Palmas is the estate book, not a gated golf campus. Buyers comparing the three neighborhoods are usually choosing among Spanish courtyards, Hollywood-era Movie Colony streets, and Krisel rooflines, not among initiation fees. Short-term rental rules and historic overlay constraints change; read the current city and neighborhood rules for the address.
