Mirada Estates is the custom plateau above Rancho Mirage that brokers still nickname the Mountain Sanctuary. Official subdivision styling is Mirada Estates; city is Rancho Mirage, California, 92270, with the gate commonly referenced at 68901 Frank Sinatra Drive off Highway 111. The community sits roughly six hundred feet above the desert floor in the Santa Rosa Mountains, adjacent to The Ritz-Carlton, Rancho Mirage, with long views across the Coachella Valley and a wilderness buffer at the back of the map. It is a separate address from Villas of Mirada on the lower hillside.

Custom only, guard gated

Homes here are individual commissions, not a repeating builder model. Desert contemporary volumes dominate, but each lot carries its own architect, massing, and outdoor program. Broker tables often cite about fifty-seven residences in a 24-hour guard-gated enclave that began taking shape around 1990, with new customs still appearing into the 2020s. Lot sizes are generous by valley standards, and living areas frequently stretch into multi-thousand-square-foot plans with three to six bedrooms. Fee-simple ownership is the norm. Because there is no single plan book, underwriting means touring the specific house: structural history, view easements, infinity edges facing the valley lights, and how the architecture committee reads additions.

Height, wilderness, and the Ritz next door

Elevation is the product. From the plateau you read Palm Springs to the west, the valley grid below, and snow on the high country when winter clears. Marketing copy often frames the surrounding open desert in the hundreds of thousands of acres; what matters on the ground is the sense that the hillside does not densify behind you the way a fairway enclave densifies beside you. The Ritz-Carlton Rancho Mirage sits immediately adjacent. Residents are widely described as holding preferred resort privileges for dining, spa, and related services. Confirm the current amenities agreement and any charges with the association and the hotel before you assume access. There is no golf course inside Mirada Estates; Mission Hills, Tamarisk, Thunderbird, and Morningside remain a short drive for club golf.

How it differs from Villas of Mirada

Buyers confuse the two because they share the Mirada hillside and the Ritz context. Mirada Estates is the upper custom-estate community. Villas of Mirada is the gated semi-custom villa neighborhood below it, built out around a defined plan series with community clubhouse and fitness. Pricing bands, HOA scope, and architecture review differ. If you want a one-off hillside statement with wilderness at the rail, you are shopping Mirada Estates. If you want a Scheurer-plan villa with on-site pool and clubhouse plus a deeded Ritz package, you are shopping Villas of Mirada.

Owning on the plateau

Inventory is thin and often quiet. Some of the last view lots still trade as buildable canvas; finished estates turn over less often than valley-floor clubs. Published HOA dollar figures and asking prices move with the cycle, so leave them out of glossy copy and pull current documents.
