La Quinta Fairways is the rare gated neighborhood where the golf is not a private amenity so much as a borrowed landscape. Several holes of the La Quinta Resort & Club Dunes Course, the Pete Dye links-style layout that opened in 1981, thread through the streets off Avenue 50 near Washington. From Brock Desert Fairways to La Quinta Fairways

The community’s governing documents began as the Declaration of Covenants, Conditions, and Restrictions of Brock Desert Fairways, dated for reference in 1990 and recorded in Riverside County that October, with Brock/HomeFed Communities La Quinta as declarant. An amendment later changed the association’s legal name from Desert Fairways Homeowners Association to La Quinta Fairways Homeowners Association. The rename matters for title work and for anyone who still hears the old Brock branding in older MLS remarks. It is also how you keep this neighborhood clear of PGA WEST Fairways, a different address and a different association.

Dunes turf, resort rules

The Dunes Course plays as a par-72 Dye design with rolling mounds, manicured fairways, and thick rough that the resort markets as Scottish and Irish in flavor. The published Black-tee card totals 6,578 yards. Holes among the houses are part of everyday resort play; membership in the Dunes Club is not bundled into Fairways HOA dues. Buyers who want guaranteed tee times apply through the resort. City resident card discounts for Dunes, Mountain, and SilverRock appear often in local guidance; confirm the current policy with the City and the golf shop before you underwrite a lifestyle assumption.

Houses without a clubhouse tax

Homes went up through the 1990s and into the early 2000s as one- and two-story stucco residences with tile roofs, private yards, and frequent pools. Lots sit both on and off the golf holes. What the association does not try to replicate is a full country-club campus. There is no Fairways clubhouse, community pool, or fitness center of its own, which is why carrying costs tend to read lighter than equity clubs next door. Front landscaping and association services cover the residential commons; the resort next door supplies the spa, dining, and racquet life if you want them.

What to verify before you write

Pull the current La Quinta Fairways CC&Rs and rules, including the rental-period language that was amended into the declaration. Confirm whether the specific lot is on-course or off-course, how close the cart path sits to the rear yard, and what the association maintains versus what the resort maintains along the Dye holes. Treat any brochure claim about resident golf discounts as a phone call, not a closing condition.

Location beside Old Town

Avenue 50 and Washington put Fairways minutes from Old Town La Quinta and the Santa Rosa Mountain backdrop that defines this end of the valley. Highway 111 and Interstate 10 are an easy run. The streets stay quiet enough for families and dogs, with mountain views as the recurring bonus rather than a marketing adjective. When you tour, separate three conversations: the house and HOA documents, resort golf access and fees, and whether a fairway lot’s privacy matches how you actually live.
