Development Description

Griffin Ranch keeps Thoroughbred names on the street signs because the land remembers a showman's ranch, not a golf architect's routing. In south La Quinta, on roughly two hundred acres taken from Merv Griffin's larger equestrian holding, a 24-hour guard-gated community opened in the summer of 2007 beside The Hideaway, PGA West, and Madison Club. There is no on-site championship course inside the HOA. The center of gravity is The Griffin Club, a roughly 10,000-square-foot clubhouse campus, and a residential timeline that has run through early Spanish collections, a major Lennar build-out, and a current Toll Brothers estate pod.

From Griffin's ranch to a master plan

Griffin assembled about 240 acres of rural La Quinta land for a Moroccan-inspired estate before the city was even incorporated. When a portion became Griffin Ranch, early marketing leaned equestrian and Spanish: Madeira, Sevilla, Castilla, and Campania collections in the mid-2,000 to mid-5,000-square-foot range, plus custom one-acre sites oriented to the Santa Rosa Mountains and the remaining estate edge. Street names such as Seattle Slew Way and Alydar Court are not decoration. They are the community's deliberate ranch vocabulary.

Lennar scale, then Toll Brothers estates

The Desert Sun reported Lennar's acquisition from IOTA Griffin and plans for 221 homes, then the valley's largest Lennar project, including finishing partial Trans West Housing inventory. Belmont and Pimlico collections defined a later production-luxury chapter, with Pimlico plans published around 4,036 to 4,882 square feet. Toll Brothers now sells Toll Brothers at Griffin Ranch as an exclusive gated enclave of 37 single-story estate homes. Canter, Farrier, and Sorrell designs run from about 4,100 to more than 4,300 square feet, with optional cabanas, multi-generational layouts, and three- to four-car garages. The sales center and model sit at 54485 Seattle Slew Way, La Quinta, CA 92253. Resale and new construction compete on the same map, so compare lot, view, and finish quality against the active builder program rather than assuming one Griffin Ranch product.

Clubhouse life without a fairway HOA

Builder and broker materials consistently describe a resort-style pool and spa, tennis and pickleball, fitness, and a large clubhouse used for resident events. Lennar-era copy also called out splash park, putting green, and dog park programming. Confirm the current amenity list and assessments in the HOA packet; published monthly dues online go stale. Golf, when it matters to a buyer, is next door at PGA West and other valley clubs, not woven through Griffin Ranch streets. Historic Lennar marketing mentioned PGA West social membership packages for some purchasers. Treat any golf privilege as a separate election to verify, not a deeded club.

South La Quinta context

The location reads as privacy with short drives to dining, shopping, and tournament golf.
