Desert Falls Country Club opened in 1984 on Country Club Drive in Palm Desert, between Cook Street and Eldorado Drive, around an 18-hole Ron Fream course. Fream had already designed championship golf on six continents. The club still leans on that international resume, on a historically high slope rating from the back tees, and on a four-star Golf Digest "Best Places to Play" mention and an SCPGA top-ten listing from earlier decades. The entrance is a waterfall off Country Club Drive. The golf is semi-private. The housing is a stack of sub-associations that do not add up to one tidy count.
The published clubhouse address is 1111 Desert Falls Parkway. The course plays as everyday championship golf with mountain views, a large putting area, chipping and greenside sand, and a range that splits synthetic public mats from member grass. The golf shop number is 760.340.5646, extension 101. Desert Falls was the inaugural course for the Frank Sinatra Celebrity Invitational and hosted the Don Drysdale Celebrity Open. Membership is purchased from the club, not conveyed by the deed. The club also sells seasonal play passes in published round blocks, which is why a non-golfer can own here without carrying a full golf category, and why a seasonal golfer can play without joining. Initiation and dues are not reprinted here. They change, and third-party tables disagree with each other. Use the club's current membership page and a written quote.
Broker and community guides commonly cite about 1,100 residences: condominiums, townhomes, single-family houses, and a smaller custom-estate pocket. Other sources say 925 or 1,086. The drift is the history. Desert Falls was built in phases, each with its own sub-association, budget, and reserve study. A listing that says "Desert Falls" has not told you which board collects the dues. Typical attached plans run about 1,000 to 2,300 square feet, often two-car garages, often 1980s and 1990s systems behind a remodel. Broker pages mention a clubhouse of about 35,000 square feet and a network of community pools (counts of 29 to 32 appear in market copy) plus tennis courts. Verify amenity counts and which of them your sub-association actually funds. There is no official public floor-plan PDF library.
Ask for the HOA resale packet for the specific unit, not a community brochure. Confirm whether golf is optional at the address, what the social or facilities dues cover, and whether a special assessment is already in minutes. The location is central Palm Desert, close to El Paseo and the mid-valley grid, which is the practical reason people use Desert Falls as a seasonal base rather than as a trophy club. Semi-private golf also means public and pass play on the same Fream course members use, a different temperature from a no-tee-time private club in the Santa Rosa foothills.
