Mission Ranch is a guard-gated enclave within the corridor: tennis, an equestrian center, a common park, and architectural mix from contemporary to Mediterranean, ranch rambler, and Tuscan. Another published cluster describes 17 homes and homesites next to the Hope Equestrian Center, with houses from about 4,300 to 6,712 square feet on lots from about half an acre to just over an acre. Those are market figures. Verify the specific tract map. Architectural controls, rental rules, and whether horses are allowed on the lot (as opposed to boarded down the street) change by pocket. Local agent copy is not exaggerating the errands. The River at Rancho Mirage is a very short drive, sometimes described as a golf-cart trip, with retail, restaurants, a movie theater, and groceries. Name the pocket: Clancy Lane proper, Mission Ranch, Hope Equestrian-adjacent, or another small gate. Confirm lot size on a survey, utility and well or water arrangements if any, and the actual horse rules in the CC&Rs. A beautiful ranch house that prohibits horses is a different asset from a paddock lot.
